    What it is. Algae and mildew. It is alive, and it is growing in the surface rather than sitting on it.

    What it needs. A cleaning solution and dwell time, at low pressure. Blasting it off leaves the spores.

    What it is. Salt film. It draws moisture out of the air, so it never fully dries.

    What it needs. Volume of fresh water. Salt is flooded off, not wiped off — a stronger cleaner does nothing.

    What it is. Gloeocapsa magma — a cyanobacteria feeding on the limestone in asphalt shingle.

    What it needs. Low pressure only. Pressure strips granules and is excluded by most shingle warranties.

    What it is. Iron out of irrigation water. The arc is the throw of a sprinkler head.

    What it needs. An acid treatment. No amount of washing will lift it, and plenty of people try twice.

    What it is. Uneven exposure. Shade holds moisture on one elevation while sun bleaches the next.

    What it needs. Washing, then brightening to reset the colour. Sealing after that is a decision, not a default.

Where

Four kinds of ground

A cedar contemporary on a wooded Loveladies lot, a rental duplex on a West street in Brant Beach, a Victorian with a wraparound porch in Beach Haven and a ranch under oaks in Manahawkin have almost nothing in common except the bridge between them. The island is salt, wind and height. The mainland is tree cover, well irrigation and a driveway to park in.

North end

Big lots, cedar-clad contemporaries and deep bayfront with private docks. The most restoration-heavy end of the island.

Central island

The narrowest, most tightly built stretch, with the heaviest weekly rental turnover on the island.

South end

Older painted woodwork, deep porches and a Victorian core, next to the island's densest marina and pool-deck stock.

What it costs out here

Typical ranges for Long Beach Island and the mainland — not quotes, and not a judgement about your property. Island work sits at the top of each range for four specific reasons: the houses are a storey taller than they look, access is genuinely tight, salt means an extra rinse pass, and the working season is short. Mainland work sits nearer the bottom, for the mirror image of all four.

Timing

Book in March.
Work in May.

The booking season and the working season are not the same season. Good crews fill their spring calendar in February and March, when nothing can be done outdoors yet. Anyone calling in the second week of May for a pre-season wash is calling too late for the date they want.

Late April into May is the best working window of the year: reliable temperatures for stain and sealer, an island empty enough to park a truck, and no Saturday changeover calendar to work around.

September and October are the second window, and the one most owners skip. Gutters cleared before the leaf drop and the first nor'easters, salt flushed off the elevations that will sit through winter, glass done so the house is not under a film until May.

July and August are perfectly possible for washing and difficult for everything else — not because of the weather but because there is nowhere to put a rig, and a freshly sealed deck and a house full of holidaymakers do not mix.

2. We check and route it

We confirm the contractor's New Jersey Home Improvement Contractor registration is active on the state's public register before they receive anything, and we record the date we checked.

3. One crew calls you

One. You decide whether to get a quote, whether to book it, and whether to hire anybody at all. We are not part of that conversation.


How we are paid

A contractor pays us a flat monthly fee to receive the requests this site produces. Homeowners never pay us anything and we take no cut of the job. That is worth knowing so you can weigh what we say accordingly: we have an interest in you contacting a contractor, and none at all in which one you pick or whether you hire them.

What we check, and what we do not

We check registration. We do not check insurance — no register can tell you whether a policy is in force on the day someone puts a ladder against your house, so ask any contractor for a current certificate before work begins. We do not inspect work, supervise it, or guarantee any outcome.

What does this cost me?

Nothing. We are paid by the contractor who sponsors this site, never by homeowners. No fee, no membership, and no obligation to hire whoever we introduce you to.

Do you do the cleaning yourselves?

No. We are a referral service. We take down what needs doing and where on the island it is, pass it to a contractor who works that stretch, and step out of the way. Any agreement you reach is between you and that contractor.

How do you check the contractors?

Before a contractor receives anything from us we confirm their New Jersey Home Improvement Contractor registration is active on the Division of Consumer Affairs public register, and we record the date we checked. We do not check insurance, so ask any contractor for a current certificate before work starts — it is a fair question and a real one to ask before anybody puts a ladder against your house. We do not inspect work or guarantee outcomes.

How many contractors will contact me?

One. Your request goes to a single crew that covers your town and does that kind of work, so you are not fielding four calls about the same deck. If that crew cannot take it, tell us and we will pass it on.

Why does everything out here get dirty so fast?

It depends which side of the causeway you are on, and the answer is genuinely different. On the island, salt carries in on the wind and settles as a film that draws moisture back out of the air — which is why glass goes hazy again days after it was cleaned — while the sheltered, shaded sides of a house grow algae far faster than anything inland. On the mainland there is almost no salt, and the load is organic instead: tree canopy holding damp against north walls, leaf and needle litter packing gutters, tannin staining below the joints, and iron from irrigation wells. Different problems, different treatments, and a single hard wash rarely fixes any of them.

Is pressure washing safe for my house?

For flat concrete, usually. For siding, roofs, cedar and painted wood, generally not. High pressure forces water behind siding and up under shingle courses, strips granules off asphalt shingle — the Asphalt Roofing Manufacturers Association advises against it and most shingle warranties exclude it — and raises the grain on cedar. The method that suits almost everything on a house is a soft wash: low pressure and a cleaning solution doing the work. It is worth asking a contractor which one they intend to use before they start.

The house is a rental or a second home and I am not on the island. Can you still help?

Yes, and a large share of the island is exactly that. The form has a place to say you are not at the property and to give a property manager, a caretaker or a neighbour to coordinate with, plus the changeover day if it is a weekly rental so the work does not land on a Saturday.

When is the best time of year to book?

Late April into May and mid-September into October. Both sit either side of the season, both give a crew room to work, and anything involving stain or sealer needs the dry stretch and the temperatures the shoulder months actually provide. On the island, mid-summer is the hardest time to get to a house at all and the hardest to schedule around a Saturday changeover. On the mainland the constraint is different: the visits that matter are after the spring pollen and after the autumn leaf drop.
