North Beach Haven, washed properly

Part of Long Beach Township, North Beach Haven is the section of Long Beach Township directly north of Beach Haven borough, running from the ocean across to the bay.

The housing

A dense south-end mix: older cottages, a large body of 1970s and 1980s houses, and a steady run of modern replacements. Pools and paved patios are more common here than on most of the island.

The exposure

Ocean salt on the east blocks and sheltered bay air on the west, with a heavily built interior where shade between houses does most of the work. Irrigation is widespread, and where it runs off a well the iron staining on siding and hardscape is unmistakable.

North Beach Haven has more hardscape and more pools than most of the island, and both change how exterior cleaning has to be done here. Around a pool the sequence matters more than the pressure — run-off and cleaner have to be kept out of the water, which means knowing where a deck drains before anything starts, and it is the one part of the job a homeowner should ask about directly. Paver patios and drives are common enough here that cleaning, re-sanding and sealing is routine work rather than an occasional job, and the white efflorescence haze that shows up on newer pavers needs a specific treatment rather than a harder wash. The other local signature is rust. Irrigation on well water is widespread on this part of the island, and iron at concentrations as low as a third of a part per million will stain siding, fence and concrete in the arc of a sprinkler head. It comes off with an acid treatment and it does not come off with washing, however many times it is tried.

North Beach Haven carries more pools and paved patio than most sections of Long Beach Island, so run-off control and where a pool deck drains are practical questions on a large share of the jobs here rather than occasional ones.

Irrigation on well water is widespread through the section, and the orange arcs it leaves on siding, fence and concrete need an acid treatment — no amount of washing will lift them.

Long Beach Township Construction Office handles permitting. Paver sealing and deck coating are home improvement under New Jersey law and require a currently registered contractor; washing alone generally does not.
