What Manahawkin houses need

Almost everything that makes exterior work on the mainland different from the island comes back to tree cover. Manahawkin is the cheapest ground in the service area for the same size of house, and the reason is boring: a crew can park, reach all four elevations and work a normal day. There is no island access surcharge, no ladder work at post-2012 heights and no Saturday to schedule around. Gutter clearing is the recurring line here rather than an occasional one, and it is worth pricing as two visits a year rather than one.

Manahawkin's exterior work runs on a leaf calendar rather than a beach season: the two visits that matter are after the spring pollen and after the autumn leaf drop, which is close to the opposite rhythm of a rental property on the island.

Because the tree canopy is what holds moisture here, algae grows in patches that follow the trees rather than the compass — two identical houses on the same street can need different treatment depending on what is overhanging them.

Permits go through the Stafford Township Construction Office at the municipal building, 260 East Bay Avenue in Manahawkin. Washing generally needs none; staining, sealing and coating are home improvement under New Jersey law, and the state will not let an unregistered contractor pull a permit for that work.
