North end
Big lots, cedar-clad contemporaries and deep bayfront with private docks. The most restoration-heavy end of the island.
Central island
The narrowest, most tightly built stretch, with the heaviest weekly rental turnover on the island.
South end
Older painted woodwork, deep porches and a Victorian core, next to the island's densest marina and pool-deck stock.
Mainland
Year-round homes on generous lots with real tree cover, irrigation on well water, and none of the island's access or calendar constraints.
Nine municipalities
Who issues the permit
Long Beach Island alone is six separate municipalities, and Long Beach Township is eighteen communities strung along the whole length of it — Holgate at the southern tip and High Bar Harbor at the northern one are nine miles and three boroughs apart. Add Stafford, Eagleswood and Barnegat townships on the mainland side and there are nine offices in play. Which one issues a permit depends on the street, not the postal address.
Straight washing rarely needs a permit. Staining, sealing and coating are home improvement under New Jersey law, and no municipality here will issue a permit for that work to a contractor whose New Jersey Home Improvement Contractor registration is not current.
Two catch people out regularly. High Bar Harbor sits beyond Barnegat Light at the north end of the island but belongs to Long Beach Township. And Ocean Acres straddles the Stafford and Barnegat township line, so which office covers a given street there is the first thing to establish rather than the last.
