What Brant Beach houses need
Brant Beach is the largest section of Long Beach Township, running through the middle of the island either side of Long Beach Boulevard.
The housing
The broadest mix on the island. Mid-century capes and ranches on the bay side, a heavy layer of post-2012 elevated rebuilds, and a large stock of duplexes and multi-family rentals along the numbered West streets.
The exposure
Ocean salt reaching from the east and humid bay air from the west, with neither dominating. What defines Brant Beach is the density: houses close enough together to shade each other, so the growth patterns follow the buildings more than the compass.
Brant Beach is the closest thing the island has to an ordinary neighbourhood, and its exterior problems are density problems. Houses sit close enough to throw real shade on one another, which means the algae here grows in patterns that have nothing to do with which way the ocean is — the north wall of a house that happens to sit behind a taller one greens up while the identical house next door stays clean. It also has one of the heaviest concentrations of rental duplexes on the island, and that changes the job rather than just the schedule: rentals are booked to a Saturday changeover, the exterior has to be done and dry between guests, and an outdoor shower that has run daily for eight weeks in the shade of a neighbouring house is in a different condition entirely from one at a family second home. The vinyl and PVC that dominates the newer stock cleans readily; the mid-century capes on the bay side often do not, because their painted wood has been through decades of this.
Working here
Small lots, narrow driveways and near-continuous parked cars in season. The bay-side West streets are tight enough that staging a rig means blocking something, which is why so much work here is scheduled outside July and August.

The work comes from the numbered West streets running from the Boulevard to the bay; the bayfront lots and the Bayview Park frontage; the ocean blocks east of the Boulevard; the Long Beach Township municipal complex and Beach Patrol stretch.
On cost in Brant Beach
Access is the variable here and it is a seasonal one. The same house quoted in May and in mid-July is a different job, because in July there is nowhere to put the rig and no way to run hose across a street. Booking either side of the season is the single biggest thing a Brant Beach owner can do about the price.
Brant Beach is dense enough that its algae follows the buildings rather than the compass — a wall shaded by the house next door greens over while the identical wall two doors away stays clean.
It carries one of the island's largest concentrations of weekly rental duplexes, so a great deal of exterior work here has to fit between Saturday changeovers and be dry before the next guests arrive.
Permits go through the Long Beach Township Construction Office. Washing generally needs none; deck staining, paver sealing and cedar coating are home improvement in New Jersey and require the contractor to be registered before a permit is issued.
