Those requests go to one crew, with the homeowner's full contact details, ready to call. They are free while we work out who should have them. Then one crew rents the site and gets every one of them.

We do not sell leads — not one at a time, not in packs, not at all. There is no pay-per-lead tier; we don't sell leads. Every request this site produces goes to a crew free while we work out who should have it. Then one crew rents the site outright and gets all of them. That is the whole arrangement, and there is no third thing to buy.
A — the proving trial
Free. Roughly 10 real jobs, usually about 30 days' worth. No card, no credit to buy, no invoice at the end, nothing to cancel. You quote them, you keep every job you win, and you find out what this site is worth to you before anybody asks you for money.
Telling you this site produces work is worth nothing. Handing you 10 jobs is worth something.
B — renting the site
One flat monthly rate. One crew. Rent the site and become the only exterior cleaning crew we refer anywhere in the service area. Every lead it produces comes straight to you, with no per-lead charges on top of the rate, ever. Month to month — either of us can end it on thirty days' notice, the same right on the same terms.
The rate is quoted after the trial, against what the site actually produced for you. We do not publish one, because a number set before the evidence exists is a number argued down against nothing.
One site, one crew — first to say yes takes it
The site goes to one crew in the end, and the first to accept the rental terms is the one who gets it. We may be running the trial with another crew at the same time — sometimes we are, sometimes you are the only one. Ask us and we will tell you exactly how many you are up against. We are not going to invent competition to rush you.
When somebody takes the site on, any other trial ends that day, and every lead from then on goes to the crew renting it. There is no bidding and no auction.
Nothing is owed if you pass. Take the free jobs, decide it is not for you, and we part on good terms. You keep every job you won and there is no invoice.

Before anything reaches you
To start receiving free leads we confirm one thing: that your New Jersey Home Improvement Contractor registration is active on the NJ Division of Consumer Affairs public register. We look it up ourselves and you send us nothing, so there is nothing standing between you and the first job while you are still deciding whether this is worth your time.
Registration matters here specifically, and it is worth saying why rather than treating it as paperwork. Washing a house is arguably not a home improvement on its own. Staining a deck, sealing a paver patio and coating a cedar wall are — New Jersey's definition names painting, restoring, driveways, patios, fences, porches and siding outright. This site markets all three, so a crew servicing it needs to be registered.
Taking the site on requires the full set: registration, a current certificate of insurance with policy number and expiry, and workers' compensation coverage or documented exemption. We do not hand a whole island's enquiries to a company we cannot document. If a registration lapses or a policy expires while you are renting, leads pause until a current copy reaches us. That protects you as much as the homeowner — the crew whose work is on this island is the one who answers for it.

What this is, plainly
- This is a marketing and lead-referral arrangement. We generate and refer homeowner leads. We do not guarantee any number of them in a month.
- Lead volume varies and search rankings move. This is a seasonal trade on a seasonal island; some months are much busier than others, and you already know which ones.
- Any job, quote, contract, price, warranty and dispute is strictly between you and the homeowner. We are not a party to it and take no cut.
- This site and its domain remain owned and operated by Swell Ventures LLC. Renting it means you receive every lead it produces for a flat monthly rate. You are paying for exclusive referral of the leads it generates, not buying the site.
- Renting requires your documentation in full, held on file and kept current for the term. It is a condition of the agreement, not a formality, and leads stop if it lapses.
- Either of us can end it for any reason on thirty days' written notice — the same right on the same terms, both ways. We can also stop referrals immediately if registration or insurance lapses, if a payment is missed, or for unlawful or unprofessional conduct. Leads already sent to you stay yours to work.
- The monthly rate is not published and not fixed. It is set at the close of the trial against what this site demonstrably produced for you, and quoted for you to accept or decline. Once agreed it is set out in writing, covers every lead the site generates, and does not change for the term.

What does it cost?

What is the monthly rate?
We do not publish one and we will not quote a figure before you have seen what this site does. We quote it at the end of your trial against the record of what you actually received — how many jobs it sent you, and when. You will have had every one of them in your inbox before we name a figure, so you can price it against your own books before you answer. We quote one figure rather than opening high and working down, so it is a rate to consider rather than a position to argue with. If the site did not produce, there is nothing to quote and nothing owed.
Why give the leads away?
Because telling you this site produces work is worth nothing and handing you 10 jobs is worth something. We would rather you judged it on jobs you actually quoted than on a pitch. The free run is about 10 leads, roughly 30 days' worth, and it ends when a crew takes the site on.
How do the leads reach me?
Straight to you the moment a homeowner submits a request, with their full contact details, ready to call — no teaser to unlock and nothing to buy. Once you are set up you also have a private lead bank where every one of them is waiting.
Are other crews competing for the same jobs?
Never for the same job. Each request goes to one crew, so you will never be the fourth company to ring a homeowner about the same deck. Whether anybody else is trialling alongside you depends on the month, and some sites only ever run with one crew. Ask and we will tell you the real number rather than imply a crowd. Renting the site ends the question either way: from the day you take it on, no other crew receives anything from this site at all.
How many leads will I get?
It varies and we do not guarantee a number — this is marketing, and search traffic moves. It is also a seasonal market, so spring and early autumn look nothing like February. The trial is capped at about 10 leads rather than a fixed calendar window, precisely so a crew who starts in March gets the same proof as one who starts in May.
Do you take a cut of the job?
No. Whatever you quote and collect from the homeowner is entirely yours. We are paid a flat monthly rate for the site — never a percentage of the work.
I only do washing, not staining. Is that a problem?
No. You pick your exact services and the stretch of island you cover when you sign up, and you are only matched to work you have said you do. It does mean some of the site's requests will not come to you, and it is worth knowing that the coating work is where the larger tickets are.
Do I have to work the whole area?
No, and plenty of crews will not want to. Tell us which communities you cover — island only, mainland only, or Barnegat Light to Ship Bottom and stop, are all normal answers out here. Renting the site does assume you can cover all of it, since that is what the homeowners are being promised.
