Barnegat is a mainland township on Route 9 and the Parkway, with large planned communities inland and bay frontage at its eastern edge.
The housing
The newest stock in the service area by some distance. Large planned developments, including a substantial fifty-five-and-over population, mostly vinyl and stone-front on uniform lots, alongside older village housing near Route 9 and waterfront toward the bay.
The exposure
Pine-barrens edge to the west, open bay to the east. Pine needles and sap rather than the leaf load of Manahawkin, and irrigation on well water is close to universal through the developments — which makes this the heaviest iron-staining ground anywhere we cover.
Barnegat is the one place we cover where the customer, rather than the house, defines the work. A large share of it is fifty-five-and-over community, which means owners who are not going up a ladder and should not be asked to, and associations with standards about how a property looks from the street. Housing in those developments is uniform, so a single dirty elevation stands out against six identical neighbours in a way it never would on a mixed island street — which is why the call here is often about the one wall rather than the whole house. The physical picture is pine rather than hardwood: needles and sap off the barrens edge, which pack a gutter run tighter than leaves and do not respond to an algae treatment. And irrigation on well water is close to universal through the developments, so the orange sprinkler arcs on siding, fence and concrete are more common here than anywhere else in the service area, on stock new enough that owners notice immediately.

Wide streets, full driveways and room to work on nearly every property. The constraint here is not physical: in the planned communities it is the association's rules about what may be done, and when.

On cost in Barnegat
The cheapest work anywhere we cover, for two reasons that have nothing to do with the houses: access is unrestricted, and the developments are uniform enough that a crew can do several in a day. Ask about neighbour scheduling — a street that books together prices very differently from one house on its own. Rust treatment should be its own line, because here it usually applies.

Permits go through the Barnegat Township Construction Office. Ocean Acres straddles the Stafford and Barnegat line, so confirming which office covers a given street is the first step on any job in that tract. In a planned community, association approval is a separate question from the municipal permit and is usually the one that takes longer.
