The housing
A compact run of houses along a single spine road, most of them elevated, many rebuilt after 2012. Beyond the last street is the Edwin B. Forsythe National Wildlife Refuge and open beach.
The exposure
Exposed on three sides with nothing south of it. Ocean spray from the east, bay and inlet from the west, and wind that runs the length of the spit without meeting anything. Sand is as much of a problem here as salt.
Holgate is the most exposed address on Long Beach Island and the exterior work here reflects that in a way no other section does. There is nothing south of it and very little in front of it in either direction, so wind carries both salt and sand at these houses more or less continuously. Sand is the part people underestimate: it packs into siding seams, window tracks, screen frames and deck board gaps, and it has to be blown or flushed out before any wash does anything useful, because cleaning over the top of it just makes a paste. The salt load on glass here is heavier than anywhere except the Barnegat Light inlet blocks, which is why so many Holgate owners have their windows done twice a season and still find film by August. Nearly everything is elevated, so the working surfaces are high, and the single-road access means a crew committing to Holgate for the day is committing to the day — which tends to mean whole-property visits rather than single-service call-outs.

One road in and one road out, and the far end of it is a long way from anywhere. Beyond the built streets there is no vehicle access at all.

Distance and exposure both count. Holgate is the longest run on the island for any crew and that shows up in call-out pricing for small single jobs, which is why bundling work into one visit makes more difference here than anywhere else. Sand removal before washing is real labour and should be quoted, not assumed.
