North Beach has almost no interior — it is a strip of oceanfront and bayfront with the Boulevard between them, and that geometry decides the work. An oceanfront house here takes spray with nothing in front of it, so its east elevation and its glass carry a heavy, continuous salt film that has to be flooded rather than wiped and comes back fast enough that owners generally book it twice a season rather than once. A bayfront house a hundred yards west has the opposite problem: sheltered, humid, and shaded in the afternoon, growing algae in every shadow line. Because the section is so thin, a crew often does both in a morning, and the two houses need genuinely different treatments. The other constant is decking — nearly every house here is built around a water-facing deck, and those decks take the full exposure of whichever side they are on.

Few side streets and long driveways off the Boulevard. Staging is generally straightforward, but the working faces of these houses are the water elevations, which are the hardest to reach on any of them.

The water elevations are where the cost sits. Oceanfront glass and east walls need more water and more time for the same square footage, and bayfront decks often need treatment as well as washing. Straightforward staging off the Boulevard keeps access costs down and partly offsets both.

North Beach is essentially a single line of oceanfront and bayfront lots with the Boulevard between them, so two houses a hundred yards apart routinely need opposite treatments — a salt flood-rinse on one and an algae treatment on the other.

With almost no commercial frontage and very few side streets, nearly every job here is worked from a long driveway off Long Beach Boulevard onto a water-facing elevation that cannot be reached from the road at all.
