House and roof washing

House soft washing

Low-pressure washing for siding, trim, soffits and porch ceilings. Takes off the algae, mildew and salt film that a hose leaves behind.

If this is what you are looking at, you are not the first person on this island to look at it.

What usually prompts the call

  • Black speckling on white trim, vinyl or PVC that looks like dirt and does not wipe off
  • A salt haze that dulls the whole elevation facing the ocean
  • Dark spotting on soffits and porch ceilings that has spread since last summer
  • Green or grey film on the shaded side of the house that a hose will not touch

What happens on site

A soft wash is low pressure and a cleaning solution, not a pressure washer pointed at the house. The crew should be rinsing salt off the elevation before anything is applied, keeping the solution off plantings, and working top down so nothing dries on the way. Pressure is what forces water behind siding and up under shingle butts, and on an island where wind-driven rain already tests every seam, that is the last thing a wall needs.

$450 – $1,400

typical range, not a quote for Long Beach Island and the mainland.

Not a quote, and not a judgement about your property. What a job actually costs comes down to height, access, what the surface is made of and how far it has been left — which is why it takes someone standing in front of it.

Coverage

Which part of the area

Grouped the way the area actually divides, north to south and across the bridge.

North end

The north end, split between raw inlet exposure at the tip and sheltered, algae-growing lagoons behind it.

Central island

Dense small-lot streets with more rental duplexes than anywhere else on Long Beach Island.

South end

The south end, with more hardscape, more pools and more painted woodwork than the rest of the island combined.

Mainland

Year-round owners rather than rental turnovers, so the calendar runs on leaf drop rather than on Saturdays.
