Why Your LBI House Looks Dirty Again Two Weeks After a Wash
Salt film and algae are two different problems on a Long Beach Island house, and washing harder only ever solves one of them.
Rentals
The island runs on a Saturday-to-Saturday calendar from Memorial Day to Labor Day, and exterior work has to fit around it rather than into it.
Peak-season rentals on Long Beach Island are overwhelmingly Saturday to Saturday. That gives an owner a handful of hours between one tenant leaving and the next arriving, and it is the tightest scheduling constraint in this trade. Interior turnover cleaning is built around it; exterior work usually is not, and that mismatch causes most of the friction.
Before the season. Late April into May. Everything gets done properly, sealer and stain have the dry weather and the temperatures they need, and no tenant is inconvenienced. This is where the bulk of rental exterior work should sit, and booking it in February or March is not early.
After the season. Mid-September into October. Same advantages, plus gutters cleared and salt flushed off before winter. The close-down visit is the one most owners skip and the one that saves the most money over a decade.
Mid-week, mid-season. Possible for washing, difficult for anything that needs to dry, and it means a crew working around people on holiday. Some tenants do not mind; some will mention it in a review. If it has to happen, Monday and Tuesday are far better than Thursday and Friday.
On the changeover day itself. Not realistic for exterior work. There is not enough time, the traffic on the island that morning is what it is, and anything wet is a hazard with luggage coming in.
Three things, and they change the quote: the changeover day, whether there is a lock-box or a property manager, and whether the outdoor shower and deck are in constant use. An outdoor shower that has run daily for eight weeks in the shade of a neighbouring house is in a completely different condition from one at a family second home, and it is the surface guests notice most.
Rental owners do better than anyone else on this island by bundling. A single visit covering house, glass, deck, shower and gutters costs meaningfully less than the same five items bought as five call-outs, and for a property at the far end of the island — Holgate especially — the difference is large enough to change the decision. That is what an open-up and close-down package is for.
