What House Washing Costs on Long Beach Island

House washing on this island prices above the New Jersey mainland, and for reasons specific enough to be worth understanding before you read an estimate.

A whole-house soft wash on Long Beach Island typically lands somewhere between $450 and $1,400, with a lot of ordinary two-storey houses sitting in the middle of that. Published 2026 ranges for New Jersey generally put house washing between roughly $425 and $975; the island runs higher, and the gap is not a coastal premium invented by contractors. It is four specific things.

None of the numbers here are a quote. They are typical ranges to help you read a real estimate with some context.

1. The houses are taller than they look

Post-2012 rebuilding put first floors a storey up across most of the island. A house described as two storeys is frequently a three-storey reach in practice, and once a job leaves ladder height for a lift or extended pole work, the labour changes shape. In Harvey Cedars and Holgate, where almost everything has been rebuilt or raised, this is the single biggest driver.

2. Access, and what month it is

Sixty-foot lots, narrow driveways, and in July nowhere to put a truck. The same house in Beach Haven Crest quoted in May and in mid-August is genuinely two different jobs, because in August the crew is hand-carrying equipment down a gap between houses and running hose across a street full of parked cars. Booking in the shoulder season is the largest single lever a homeowner has on the price.

3. Salt is water and water is time

Every elevation within reach of the ocean needs flooding before any cleaner does anything at all. That is a genuine extra pass, and it is why an oceanfront house in North Beach prices above an identical house four streets west.

4. What the house is made of

Modern vinyl and PVC clean quickly and forgive a lot. Chalked 1980s vinyl, painted wood, and cedar do not — they need a weaker solution, a lighter touch and more time for the same visible result. A great deal of Surf City and Spray Beach falls into the second category, and a quote that does not distinguish between the two is a quote from someone who has not looked closely.

Reading an estimate

The useful things to look for: whether the price includes the rinse, whether soffits and porch ceilings are in or out, whether the outdoor shower and fence are included or extra, and whether there is a separate line for rust treatment if you have irrigation staining. Bundled properly, the small items cost very little while the rig is already set up and a great deal as separate call-outs.
